Comprehensive Home Inspection
An in-depth examination of the property that provides our client with the information they need to make an informed decision about their potential Dream Home. The areas that are covered by the inspection include, but not limited to the exterior finishing and grounds; roofing; structural foundation and framing components; electrical; plumbing; heating & air conditioning; insulation & ventilation; chimneys & fireplaces; interior components like steps, railings, walls, floors and ceilings. With this expert analysis a buyer can then negotiate concessions. Or reasonable requests for repairs can be made for things not included in the disclosure statement.

Pre Listing Inspection
This inspection provides valuable information that helps the owner/seller set the asking price; obtain cost estimates for repairs or simply fulfill the disclosure statement. For those who want to do their own listing, this is an invaluable tool. If you have an agent it will help them to better market your home. There should be no surprises when your buyer obtains their own inspection and will most likely help the offer go to closing.

Maintenance Inspection
If you have been living in your home for several years, now is a good time to get a professional evaluation of the condition of the home. Whether it’s to find problems for maintenance or maybe before you do renovations or additions so that you don’t have an unexpected expense in the midst of remodeling.

New Construction Inspection
Building your Dream Home is an exciting and often challenging task. Most new home owners think that local building officials are all that is needed to assure a properly built home. However, most building inspectors only spend a few minutes for each visit. Quality problems often go unnoticed and uncorrected because of the minimal standards of municipal inspections. We can act as another set of eyes during the building process and provide peace of mind that your Dream Home is properly built. The following important inspections are typically performed: Foundation inspection (basement or crawlspace); Pre-drywall inspection; Final inspection.

Home Warranty Inspection
When you are nearing the end of your warranty period, it is time to make a punch list of problems for the builder to correct. Our Home Warranty Inspection is designed to give you the written documentation needed when presenting the issues to your builder.

Radon Testing
It's not a matter of "IF" the home has radon; it's a matter of what "Level" of radon is in the home. We place a continuous radon monitor in the home for a minimum of 48 hours and report the results. If the level is unsafe, then mitigation is needed. EPA guidelines are followed.

Septic System Analysis
A complete system analysis is performed to Pennsylvania Septage Management Association (PSMA) standards. A Hydraulic Load Test is performed if there is an increase in occupancy, which will tell if a system is functioning as designed or if there is a need for repairs or upgrades. A dye test will not give you this information, so we only use dye to perform continuity checks and to find leaks.

Water Bacteria Test
Water samples are checked for bacteria levels. Extended and specific water testing is always available depending on your needs. All samples are processed by a certified laboratory approved by the EPA.

Wood Destroying Insects
This is a visual inspection for evidence of insects known to destroy wood, such as termites, in an active, inactive or past invasion state.
